What must you feel when you hear this term? We believe it’s important to address some of the myths out there and share some ways to get buyers over their apprehensions regarding new construction homes.

1. “It’s an unscrupulous business.”

The prevailing wisdom of the ages – get involved with building a new home and clients are going to pay too much, it will take too long, and buyers will end up a basket case because of the stress and the time. The reality is, this could not be further from the truth. Sure, unscrupulous contractors do exist, but not nearly to the extent that people believe. It’s too bad this unfounded belief exists because building a new home can be a life-changing experience filled with satisfaction by creating something exclusively for you and your lifestyle. A builder’s reputation, along with the real estate brokerage and the affiliated agents they work with, is paramount. It is a people- and referral-based business, and the less than ethical builders get run out of the business fairly quickly.

2. “It’s too expensive.” Or so the rumor has it.

A lot of people assume that building a custom home is out of their reach simply based on cost. It doesn’t take a million dollars to build a custom home. Buyers can build a beautiful dream home on a budget in a community that fits their lifestyle. We have new home communities where buyers can build a custom home starting around $150k and may include bells and whistles and designed perfectly to fit their lifestyle and sensibilities.

3. Date your builder.

Building a new home is a lot like a new relationship; your buyers should date the builder before fully committing! Here are some things your clients can do to help put them at ease. 1. Take the time to visit model homes. 2. Ask lots of questions, get to know a builders’ personality before committing to them, and they to you. 3. Make sure to get to know the affiliated agents that are experienced in the community – they are the best source for information on the builder, building techniques and process. 4. Ask people in the community how they like living there and what their experience was with their chosen builder. People LOVE to talk about their new homes. Finally, let’s just say what is on everyone’s mind – “The reason to buy new is that the toilet seats are new.” There really is nothing like a brand new home. Buyers don’t have to fix anything. Don’t have to change anything. Don’t have to clean anything. It’s all brand new. The home is a perfect expression of the buyers and how they live.
